Hinckley Fields Industrial Estate

The client occupied a two storey air-conditioned office building over 30,000 sq ft which was approaching the end of its lease. There was a requirement to do works to meet the lease obligations to keep the property in good repair.

Set Square inspected the site and assessed the dilapidations requirement then prepared a specification, sought tenders, appointed a contractor and supervised the works to completion.

Comprising reinstatement and repair works including removal of partitions, air conditioning systems and structured cabling, modifications to electrical systems, replacement of floor finishes and redecoration, the works were completed on time and to the precise scope and standard required to comply with the lease obligations. The lease termination therefore proceeded successfully without any dilapidations issues.
