Pre-acquisition surveys, due diligence & DEFECT PATHOLOGY

Client: Capita Symonds

 

Scope: Inspection of building fabric prior to acquisition of premises and reporting on condition, structure, fire and means of escape, disabled access and end of term liabilities.





Property: Berkeley Square House, Mayfair


Client: Regus Plc


Scope: Set Square acted as lead consultant with Capita Symonds' services engineers in the provision of due diligence advice to Regus in respect of the first floor, ground floor and basement premises of Berkeley Square House.  The combined floor area under consideration was approximately 30,000 sq ft, much of which had been stripped back to shell and core.  The report covered all fabric, mechanical and electrical issues, and advised on proposed lease structure and service charge issues.




Property: Kings Whim, Surrey


Client: Private investor

 

Scope: Set Square provided a detailed building inspection report on this property, parts of which date back to 1700’s.  The building services and swimming pool were covered in the scope of service provided, and the repairs identified were budget costed to assist in establishing a realistic purchase price for the property.





Property: de Stafford Sports Centre, Caterham

 

Client: Tandridge Leisure

 

Scope: The public swimming pool was suffering from severe water loss which threatened the structure of the building and caused operational problems.  Several design/construction issues were identified as the cause of the water loss.  Set Square provided ongoing advice following submission of repair proposals by the developer, and monitored progress of the works.




Property: Craven Hill Gardens, W2

 

Client: MiNC Properties

 

Scope: Set Square provided due diligence advice prior to the purchase of this hotel following the completion of Phase 1 of a refurbishment programme undertaken by the previous owner, comprising the underpinning of a majority of the building structure.  Issues regarding the Practical Completion of the project, statutory approvals and handover of information were addressed.

Scope: Pre-acquisition inspection of this two-bedroom luxury apartment in the heart of London's Covent Garden, and management of remedial works required prioer to completion of purchase.

Maintenance management


Property: Tandridge Leisure Centre

 

Client: Tandridge Council

 

Scope: Instructed Inspection of the Council's leisure centre and pool in Oxted and the preparation of a 10 year forward maintenace plan with costs for submission to the Council for funding approval.




Property: 30 Healthcare Premises

 

Client: Oxfordshire & Buckinghamshire PCT Estates

 

Scope: Working with Building Services consultant Capita Symonds who were instructed to develop an Estates Strategy for the Trust, Set Square prepared reports on building fabric issues at each site, and supported cost consultant Cyril Sweett to develop a cost plan for the works identified at each site.



 

Property: 8 Operational Police Stations

 

Client: Metropolitan Police

 

Scope: Supporting lead consultant Capita Symonds in delivering its framework contract with Metrolpolitan Police, Set Square undertook inspections of 8 Police Stations previously operated by the Royal Parks Agency and advised on condition and repair requirements at each property.  The surveys were undertaken using staff with appropriate security clearance for working in operational Police premises.

Scope: Inspection and preparation of a 10 year forward maintenance plan for the Centre, covering building fabric and services.  The report contained budget costs for the works identified, presented by year, element and discipline for ease of use in establishing funding budgets.




Property: Chandos Road Community Centre, Stratford

 

Client: London Development Authority

 

Scope:As part of the feasibility study undertaken by Capita Symonds for the expansion of the Centre in conjunction with the nearby Olympic site development, Set Square provided a planned maintenance prgramme for the existing building fabric and services, a type 2 asbestos survey, and autoCAD drawings of the building.

Project Design and delivery


Property: Conditioned Spaces Framework

 

Client: British Telecom

 

Scope: Set Square cover the south of England  as supply chain partner for the refurbishment of equipment room areas.  Each project requires the installation of new generation telecoms services, management of infrastructure installation and connection routes, cost management and CDM Co-ordinator services.




Property: Kingsgate Estate, Camden

 

Client: London Borough of Camden

 

Scope: Preparation of specification for external refurbishment and improvement works comprising roof renewal, replacement of windows and doors, refurbishment of common areas and services and upgrading of thermal insulation throughout the estate (project value approx £2m).  Set Square procured competitive tenders and provided contract administration and CDM Co-ordinator services during the construction phase.

Scope: Design and project management of the conversion of the upper floors to create three self-contained dwellings.  Set Square's service includes design and specification, tendering, project management and CDM Co-ordinator.

Scope: Strategic advice on condition and remaining life of car park surfacing, budget estimates for repair/replacement, contractor selection and negotiation of contract sum, management of building works including out of hours working.

Scope: Provision of on-site technical advice throughout the construction period, monitoring of progress and quality ,and verification of compliance with specification.

Landlord & tenant, dilapidations


Property: Beaufort House, London EC3

Client: McLaren Dick & Company

 

Scope: Development of dilapidations strategy  and management of dilapidations claim to realise significant savings to Landlord's claim.  Procurement of building work to comply with repair and reinstatement covenants, management of work on site and liaison with Landlord's surveyor throughout.




Property: Lingfield Point, Darlington

Client: Capita Business Services

 

Scope: Management of repair and reinstatement claim in respect of premises fitted out for use as a Contact Centre following service of break clause requiring compliance with covenants.

Specification of building works and management of contractor to yield up the premises at the end of the term in accordance with the lease covenants in order for the break to operate. 





Property: Barnett Way, Gloucester

 

Client: Capita Life & Pensions Ltd

 

Scope: Provision of strategic advice in respect of operation of break clauses and options for complying with lease covenants; development of budgets to reflect lease liabilities; specification and management of works comprising internal refurbishment, external repairs and reapirs to M & E services.




Property: Omnia Works, Rugby

 

Client: Network Rail/Capita Symonds

 

Scope: Network Rail occupied these premises with the benefit of a photographic schedule of condition due to the age and dilapidated nature of the buildings.  Set Square advised the Lead Consultant, Capita Symonds, leading up to the operation of the lease break clause, and is subsequently managing the terminal claim for dilapidations and other alleged contractual breaches.




Property: Heathlands Trading Estate, Twickenham

 

Client: CTD

 

Scope: Management of terminal dilapidations claim for the Tenant, requiring the removal of significant alterations comprising mezzanine floors, office areas and services installations, and the reinstatement of the original building configuration.  Services provided include design of building fabric and services, project management and CDM Co-ordinator.

Scope: Acting as surveyor for Adjoining Owner in respect of the development of adjacent site as a new hotel; negotiation with developer regarding scaffold and crane licences.

Scope: Acting as Agreed Surveyor in respect of the redevelopment of an old care home as residential accommodation, including the demolition and adaptation of structural parts of the main building.

Scope: Acting as Agreed Surveyor in respect of the redevelopment of mews properties to the rear of Streatham Police Station into residential units, including the demolition of parts of the site and the provision of lateral support and underpinning to the retained party structures.
