Grand & Victor Lodge is a residential block built in the 1970s.
The client required an evaluation of the condition of the external areas of the block with recommendations on required repairs so a management strategy could be drawn up which would prolong the value and life of their asset and increase the satisfaction of the tenants. Set Square prepared a Forward Maintenance Plan covering a five year period commencing 2017 which prioritised the repair liability and provided budget costings for the works recommended to external lintels and masonry.
The client accepted our recommendations and subsequently went ahead with a programme of improvements which they asked Set Square to manage.
- Our survey enabled the Management company to effectively budget for the required future works needed to comply with the freeholder’s repairing obligations
- Important health and safety issues including fire protection and means of escape were identified which were incorporated into the works budgets for priority attention
